FAQ
-
A capital project brief is the document that translates a business’s operational needs into clear, buildable requirements for designers and contractors. It matters because most cost overruns and disputes trace back to a brief that was incomplete or unreconciled before design began — fixing it early costs a fraction of fixing it on site.
-
Strategy to Built is an independent business consultancy for capital projects. We work with the business and operations side — before design begins — to produce a conflict-free, buildable brief, and can represent the owner through delivery and value-engineer requirements if budgets come under pressure.
-
Strategy to Built is neither a project manager nor a design consultant.
Project managers and designers deliver the build; we make sure the build is briefed correctly in the first place. Our principal is fluent in both business operations and capital delivery — a combination most firms can’t offer — so we translate what the business needs into what can actually be built.

A real estate consultant typically works from the asset and the market — feasibility, valuation, investment, and transactions. We work from your business and operations first: what the asset must do to serve your strategy, before questions of design, cost, or delivery. That operational starting point is what makes the brief buildable.
From that foundation, we can also run a capital feasibility study grounded in your operational requirements, or act as your development management consultant — in effect, a fractional Chief Development Officer for your capital project, engaged as far as the project requires.
-
Ideally at inception — before or at the start of design — is where we add the most value. We can also join at post-tender or pre-construction if operational requirements are being revisited with enough time to act; we don’t take on rescue work mid-construction.

We have two decades of capital project experience across APAC, including Singapore, Hong Kong, Macau, Vietnam, and Thailand. The defining work — getting the brief right — can be led remotely, hybrid, or on site, so your location doesn’t constrain ours.

That's exactly where we're most useful. Most engagements begin with a four-week readiness diagnostic that assesses how ready your teams are to brief a capital project — a defined, low-commitment way to surface the gaps before you commit to design. Or you can book a short call to explore fit first.
